Tiny Homes

A tiny home on wheels is a small, moveable dwelling typically up to 50m², built onto a road-registrable trailer, with self-contained amenities, an adequate supply of services (power, gas and water) and an approved waste management system making it suitable for permanent residential use. 

Tiny homes on wheels are typically built off-site. They are constructed similarly to a standard house using the same building materials and techniques, but they are built on a trailer base which allows them to be mobile. 

Tiny homes on wheels are not currently required to be built to the Building Code of Australia (BCA) as they do not by nature meet criteria to be classified a permanent structure, however many builders do use this as a guide and design and construct their tiny homes in accordance with it where possible. 

Tiny homes on wheels are built on a road-registrable trailer and can be towed to and from a site easily if they meet size restrictions to be legally towed on the road. 

Tiny homes on wheels are regulated at a state and local level. Local councils can implement a local planning policy that is compliant with relevant state planning laws.Typically tiny homes on wheels are either; Exempt development (no approvals) or Minor development (simple planning permit or complying development certificate). 

Minimal to no site preparation is required for a tiny house on wheels, as it is built on a trailer. Typically it is as simple as parking the tiny home on a level, compact, and free-draining site, connecting to available services (if applicable) and moving in. Where site prep is required it may include – site levelling, installing foundations, drainage, access and services.

Many tiny homes on wheels are set up to be fully off-grid and will not require a serviced site. They can supply their own off-grid power, water, gas and waste management systems. 

Where service connections are required they are typically as below:

  • Electricity – Standard tiny homes run on 20-amp mains power with a safety switchboard. The tiny house is typically plugged in using a supplied 20-amp power lead. 
  • Water – Standard tiny homes have a standard garden hose plug connection.
  • Gas – Standard tiny homes have a dual gas regulator that takes 2x LPG gas bottles. 
  • Sewage – Many tiny houses have a standard flush toilet which need to be connected to sewage or a septic tank by licensed plumber with council approvals.

Sewage – On-grid tiny homes will come with standard flush toilets that need to be connected to sewage or a septic tank by a licensed plumber and with approvals. Off-grid tiny homes will have an off-grid toilet i.e. compost, incineration or dry-flush toilets that will handle all waste and require no connections. 

Wastewater – On-grid tiny homes will be plumbed into the water supply and wastewater, sewerage networks by a licensed plumber with approvals. Off-grid tiny homes will manage wastewater through a grey-water filtration and diversion system that filters wastewater through a grease trap and gravel pit to a standard that it can be reused within the tiny home and/ or diverted to the gardens.  

General rubbish – General waste is typically disposed of with the main household’s waste in kerbside pick-up. If there is not enough capacity in existing bins the property owner can request more kerbside bins from council (which may incur a fee or increased council rates). 

High quality tiny homes on wheels that are designed and built here in Australia by licensed builders are typically worth between $90,000-$150,000.

HOSTS

Identify a suitable site on your property and the tiny homeowner will roll it in, park it, occupy it for the term of the lease, then roll it out.

If you are a property owner in Australia and your property meets eligibility criteria.

  1. Zoned for residential use/ residential use is permitted
  2. Property size is minimum 600m²
  3. Not likely to cause injury
  4. Any shared facilities are in good condition and meet health & safety standards

On average a site for a tiny home rents for $150-$200 per week, this equates to $7,800-$10,400 per year in fixed, passive income per tiny home.

In most cases you can host two tiny homes without any significant approvals process therefore landowners can earn on average $15,600-$20,800/year passive income. 

There are minimal to no upfront or ongoing costs for hosting a tiny home making it a very attractive option for landowners.

Hosts should have Public Liability cover for their property. This will minimise risk in the instance that a Tenant is injured on your property and makes a claim against you.

If you have existing cover you should notify your insurer about you hosting to ensure it is covered. If you are looking for new or additional cover we can guide you on where to go.

TENANTS

Find a suitable site for your tiny home on someone’s property, apply for a lease, consult council re: approvals, have your tiny home delivered and installed, pay a small amount per week to occupy the land under a fixed term lease agreement typically starting from 12-months. 

We have two plans for Tenants to choose from view here. There are no subscription fees for Tenants, just a one-time payment.

Getting ID-verified

Landmates use a third-party ID verification software to verify the identity of all users listing on our site. Landmates cannot publish your listing until your verified. When you create a listing, you must check the box to consent to ID verification. Once your listing is submitted, you’ll receive an SMS  to your mobile for you to complete verification. Click the link and follow instructions to get verified in 1-2 minutes.

What is Landmates referral program?

Landmates referral program gives you the opportunity to earn money when your mates start hosting on their property, whether they’re leasing a site or a tiny home out, to one of our lovely Tenants. 

How does the referral program work?

Refer your mate with a property suitable for hosting to Landmates and once they start hosting a tenant on their property under our Management plan you will be paid a referral fee of $50AUD.  

How much can I earn by referring a mate?

Earn $50AUD when your mate starts hosting on their property through Landmates under our Management Plan. 

How do I refer a mate?

Contact Landmates via the support form on our website or email support@landmates.com.au with the subject line ‘Refer a mate’ giving us details of your mate and their property with their consent and we’ll get the process started. 

Alternatively get your mate to sign-up and let us know they were referred by you giving your full name and contact details. 

Once your mate starts hosting a tenant on their property under our Management plan you will be paid the referral fee.

Create an account

Navigate on the main menu to ‘Log in/ Sign up’. Fill out the form and select ‘Host’ from the dropdown and check the box to confirm ‘I want to list my property on Landmates’.

Your account will be instantly created, and you can get started.

Select & activate your plan

Navigate to managed services page, select your plan and once we’ve complete your host onboarding we will ask what plan you’ve selected and will provide you with an invoice to activate the plan. 

View & update your plan

If you’d like to update your plan contact us via email and we can do so. Note changes to your current plan i.e. upgrade or cancellations may incur fees/ penalties, Terms and Conditions apply.

View & update your account details

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Account’ page. Here you can view and update and add to your account details.

View & edit your profile

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Public profile’ page. Here you can view and edit your public profile at any time. Add a profile picture and cover photo of yourself and add a brief description about you to personalise your profile. Your profile will only be visible to others once you create a listing.

Reset password

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Password’. Enter your username or email address into the field provided and press ‘Reset password’ or;

When signed out, navigate on the main menu to ‘Log in’ page, select ‘Forgot your password’ and follow prompts to reset password via your email address.

Create a listing & get it published

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Public profile’ page. Here you can view and edit your public profile at any time. Add a profile picture and cover photo of yourself and add a brief description about you to personalise your profile. Your profile will only be visible to others once you create a listing.

Getting verified

Landmates use a third-party ID verification software to verify the identity of all users listing on our site. Landmates cannot publish your listing until the verification is complete. When you create a listing, you must check the box to consent to ID verification. Once your listing is submitted, you’ll receive an SMS for you to complete ID verification. Click the link in the SMS and follow instructions to get verified, this can be done in 1-2 minutes.

View & edit your listings

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Your listings’. Select the ‘Posts’ tab and you will be able to view all your existing listings including draft and pending listings. To edit simply select the listing and click ‘Edit listing’. If you make changes to the listing while it is active it will be reverted to draft and Landmates will be notified to review it and republish it.

Deactivate your listing

Sign in and navigate the main menu to ‘Dashboard’ > ‘Your listings’ page. Select the ‘Posts’ tab and you will be able to view all your existing listings. To deactivate a listing simply select the listing, select ‘Deactivate’.

Verification of tenants

Landmates promotes trust and safety on our platform through our user verification system. We use a third-party ID verification software to verify the identity of all users listing on our site. 

When a user creates a listing they must get verified before we will publish their listing. Users without listings (only a profile) are not verified. We recommend that you are cautious of users that are not listed and verified and if you are interacting with someone unlisted and unverified that you ask that they complete these steps before you provide them any personal details or plan to meet up/ schedule an inspection as this may be a risk to your safety & privacy.

If you are unsure if someone is listed/ verified or not, please reach out to us and we will confirm for you.

Communicating with tenants

Landmates asks that all communication between property owners and tenants is kept on our secure messaging system available through the website. This enables Landmates to provide you support in the event of any concerns or disputes arising between users and it enables you to keep track of all your potential tenants in one place. 

Leasing process

  1. Sign up, create listing, get verified
  2. Complete onboarding to qualify for hosting
  3. Select & activate a host plan
  4. Browse tenant listings & connect with potential tenants via messaging on the platform
  5. Schedule an inspection of your property with the tenant through the ‘Meet’ button on their listing or messages
  6. Following an inspection, if  you want to proceed invite them to apply via the ‘Invite’ button on their listing or messages
  7. If you’re on the ‘Listing plan’ you will manage the application process yourself. If you’re on a ‘Letting services plan’ or ‘Management plan’ we will manage the application process for you inc. providing application forms, conducting tenant checks and providing a leasing recommendation
  8. If the application process is successful, you’ll approve the applicant and execute a lease agreement. If you are under our ‘Management plan’ Landmates will provide a lease for execution, coordinate the bond lodgement and manage the lease for you. If you are under the ‘Listing plan’ or ‘Letting services plan’ you will need to do your own leasing process. 

Scheduling an inspection/ meeting

If you find a Tenant you are interested in on Landmates. You can contact them via the ‘Message’ button on their listing and invite them to meet you and inspect your property via the ‘Meet’ button on their listing.

Having an inspection and meeting with your prospective tenant before applications are taken is required.  

Inviting a tenant to apply

Once you’ve met with the Tenant and shown them your property you can invite them to apply for your property via the ‘Invite’ button on their Tenant listing. Once you click ‘Invite’ they will be sent an invitation to apply for your property. 

If you are on the ‘Listing plan’ you will provide the application forms and manage this yourself. If you are on the ‘Letting service plan’ and above Landmates will provide compliant forms, conduct background checks across multiple databases and manage the entire application process on your behalf providing you with results and recommendations at the end for you to make your decision on the Tenant. 

Accepting or declining a tenant application

Once the application process is complete you can make your decision and you may choose to personally relay this to the tenant or Landmates can do this on your behalf. 

Vetting a tenant

If you are on the ‘Letting services plan’ or above Landmates will manage the application process for you, this includes importantly thorough vetting of the prospective Tenant.

Knowing your tenant and their background is particularly important in this situation where you are sharing the property with them. 

We will conduct a Criminal History check, Tenancy Database check, Income & Employment verification and References. 

Lease documentation

If you are on a ‘Management plan’ with Landmates you will have the peace of mind of being set-up by a licensed real estate company with industry compliant, lease documentation that is recognised and enforced by the regulatory body for real estate in your State/ Territory. 

Rental bond

If you are on a ‘Management plan’ with Landmates you will have the peace of mind of knowing your protected if you’re Tenant causes property damage during their tenancy as they will be required pay a rental bond to the leasing agent at the start of the tenancy which is lodged with the rental bonds authority of that state and retained as a security until the end of the lease. 

Lease management

If you are on a ‘Management plan’ with Landmates your lease will be managed by one of our qualified Leasing Agents so you can have the peace of mind knowing the lease is being managed in a compliant and professional manner, your Tenant is being well looked after and you can have a completely hands-off approach while you collect passive income. 

End of lease

If you are on a ‘Management plan’ with Landmates the end of lease will be managed by your Leasing Agent. You will be given the opportunity to renew the lease and make any amendments to the lease you request or you may choose to end the lease at the end of the agreement. All communications with the Tenant, inspections, reporting and refund of the rental bond will be handled by your Leasing Agent.

Navigate on the main menu to ‘Log in/ Sign up’. Fill out the form and click submit. Your account will be instantly created, and you can get started.

View & update your account details

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Account’ page. Here you can view and update and add to your account details.

Sign in and navigate on the main menu to ‘Dashboard’ > ‘Password’. Enter your username or email address into the field provided and press ‘Reset password’ or;

When signed out, navigate on the main menu to ‘Log in’ page, select ‘Forgot your password’ and follow prompts to reset password via your email address.

Create a listing & get it published

Navigate to the ‘List here’ button on the main menu.

On the listing page select ‘Create a tenant listing’ fill out the form, add your photos including a profile photo of yourself/ your family, check the button consenting to ID verification and click submit. 

Once submitted you will be sent a link via SMS to complete your mobile ID verification. Follow the prompts to submit your ID. Once verified your listing will be reviewed and published.
